Cold-weather trouble in a small village

Pasadena Park is a very small village in north St. Louis County, beside Pasadena Hills. It has just a few streets of older homes, and for those homes the season that matters most for water damage is January and February. Bales Cleaning & Restoration, a family-owned company with its office in St. Charles, helps with the water damage that follows a thaw. The St. Louis County page shows the broader region we serve.

How an ice dam forms

An ice dam is a heating problem that shows up as a roof problem. Warm air leaks from the living space into the attic, and the underside of the roof deck warms. Snow melts, runs down to the cold overhang and refreezes there. A ridge of ice builds up, and water pooling behind it finds its way beneath the shingles. Older houses with thin attic insulation, gaps around chimneys and recessed light fixtures, or poorly vented soffits are the usual suspects.

The leak often appears at an exterior wall, where the ceiling meets the top of the wall. Look for brown rings, peeling paint, or a damp smell in a closet along the outside of the house.

What happens inside the attic

By the time you see a stain, the insulation above it is wet. Wet fiberglass or cellulose sags, loses its insulating value and presses moisture into the drywall and the wood framing. In cold weather it can stay wet for a long time, and when the weather warms it can invite mold. We open the area enough to see what is happening, remove insulation that cannot recover, and dry the framing with air movers and dehumidifiers. A moisture meter tells us when the wood is back to normal.

Ceilings and what comes after

A sagging ceiling may hold a bag of water. If one bulges, do not poke it from directly underneath. Put a bucket below, keep the room clear and call us. Removing the wet drywall relieves the weight and lets the cavity dry. Once the area tests dry, reconstruction restores the ceiling, insulation, texture and paint.

Prevention that helps

Sealing air leaks at the attic floor and adding insulation reduce the heat that creates ice dams. Clear gutters help meltwater drain. A roofer can add ice-and-water shield along the eaves. These are repairs for after the dry-out, and they are worth bringing up with your contractor so the same stain does not return next winter.

Frozen pipes are the other winter risk

Not every winter leak comes from the roof. Pipes in an uninsulated exterior wall or crawl space can freeze and split, and the water arrives when the pipe thaws. Our page on burst pipes explains what to do, starting with shutting off the main valve.

Working with your insurer

Roof and ceiling claims can turn on how the damage is described. We document the moisture, the affected materials and the likely path of the water. We can work with your insurer and bill them directly. Read more on the insurance page.

Questions from Pasadena Park property owners

What is an ice dam and why did one leak into my ceiling?

Heat escaping from the house melts snow on the roof, and the meltwater refreezes at the cold eaves, forming a ridge of ice. Water backs up behind that ridge, slips under the shingles and drips into the attic and ceiling.

Should I knock the ice off the roof myself?

We advise against climbing onto an icy roof or chopping at the ice, since it is dangerous and can tear shingles. Focus on protecting the interior and call us or a roofer.

Wet attic insulation is heavy and cold. Does it have to come out?

Soaked insulation loses its value and holds moisture against the framing and ceiling. Fiberglass that was only damp at the surface can sometimes dry, but compressed or soaked material usually has to be removed.

How do I know if a winter ceiling stain is still active?

Fresh stains grow after each thaw, and their edges are often damp or darker. We check them with a moisture meter, which tells us whether water is still arriving.
